BUYER'S INSPECTION
A thorough evaluation of all major components of the indoor and outdoor areas of the prospective home, including structural soundness and functionality of systems. An explanation of findings and recommendations will be communicated at the conclusion of the inspection along with a written report. Inspections are completed in accordance with the Standards of Practice (SOP) set forth by the state of Ohio's Division of Real Estate and the International Association of Certified Home Inspectors (InterNACHI).

PRE-LISTING INSPECTION
The peace of mind in having your existing home inspected before putting on the market can be invaluable! A Pre-Listing inspection will identify potential defects before listing to give the homeowner consideration and time for repairs that could increase the home's value during the negotiation period. Without this opportunity, potential minor defects may become more expensive, thus allowing surprises and delays in the closing process while negatively impacting you at the negotiating table. 

NEW CONSTRUCTION INSPECTION
An inspection that allows the new owner to get ahead of the home purchase. A new construction inspection gives the builder an opportunity to address the component/system issue in real time rather then after building is complete. A new home may look flawless to the naked eye, but this doesn't mean it's perfect below the surface. Requesting a new construction inspection from a licensed inspector can ensure your peace of mind. 

11-MONTH WARRANTY INSPECTION
This is an inspection completed before the builder's warranty expires. A licensed home inspector can identify issues or defects that may happen during the ownership process or were not identified during the building of the home. 

TERMITE/WOOD DESTROYING INSPECTION
The licensed inspector will inspect all areas of the home - inside and out - checking for signs of termite or other wood destroying insects including broken wings, shelter tubes, insect droppings and damaged wood. Inspected areas include interior baseboards, cabinets and closets, basements, crawlspaces and exterior foundations.
